We charge an application fee of $50 per applicant, a deposit of $400 for studios and one bedrooms,and $600 for townhomes, and an administration fee of $150 and a $50 application fee. The application fee is non-refundable upon application, the deposit and admin fee are non-refundable upon approval.
Our screening guidelines include credit history, criminal history, income qualification, and rental/address qualification. For detailed qualifications, click here. We currently do participate in the voluntary Section 8 Voucher program. Applicants must have sufficient credit history.
If there is no credit history on the screening background, we will require a Last Month's Rent Deposit or a Guarantor if there is not another member in the household who has sufficient credit to satisfy the credit requirement. All applicants must income qualify. Household income (gross income) must equal 2.5x times the total monthly rent. Rent consists of: Monthly rent of apartment, rentable items (ex. garage, rent, storage rent), and pet rent.

Our community uses PooPrints, which is the first and largest commercial DNA Waste Management Program. Using a genetic database of dogs with DNA collected from cheek swabs, we are able to collect DNA from any unscooped pet waste and compare it to the database to identify who hasn't picked up after their pet. This helps to promote responsible ownership, protect the environment and expand pet access in our community.
Apartments - Residents are responsible for electricity, water, sewer, trash, and pest control. Costs are variable dependent on usage and/or bill back. Utility processing fee = $3.50 per month.
Townhomes -Â Residents are responsible for heat, electricity, water, sewer, trash, and pest control. Costs are variable dependent on usage and/or bill back. Utility processing fee = $3.50 per month.
Garages are available to rent for $50/month and residential permit parking lots.
We are a 100% smoke-free community.
We offer an extensive list of services for residents, including online rent payment, on-site maintenance, 24 hour emergency maintenance, professional on-site management and more.
Furnished apartments are not available, but Bigos Management is happy to point you in the right direction for local furniture options.

You are required throughout the term of your lease to purchase and maintain a renters personal liability policy with liability coverage of $100,000.
While we only require personal liability insurance, we highly recommend you obtain coverage for your personal property as well.
WHAT IS THE 4D PROGRAM?
The 4D Housing Incentive program is a recent initiative aimed at boosting and maintaining the supply of affordable housing in St. Louis Park. We have committed to keep at least 40% of units affordable at our property.

HOW DOES THIS PROGRAM AFFECT MY RENT?
Due to the household income limit, there is also a cap on the maximum rent that can be charged. This measure guarantees that rent remains affordable for eligible tenants residing in 4D units. As long as you remain in the unit, the rent will continue to be restricted. We cap the annual rent increases during your tenancy to a maximum of 5%.

WHAT DETERMINES MY ELIGIBILITY?
To qualify for a 4D unit, your total household gross annual income must be below 60% of the Area Median Income (AMI) for your household size as published annually by Minnesota Housing. Before moving in, you will need to submit documentation of your household income. We will assess your eligibility based on the information provided.Â

Documentation of your household income is required only at move in during the application process. You do not need to recertify your income annually. Once you have moved in you remain eligible for the program.
