We charge an application fee of $50 per applicant, a deposit of $400 for studios and one bedrooms,and $600 for townhomes, and an administration fee of $150 and a $50 application fee. The application fee is non-refundable upon application, the deposit and admin fee are non-refundable upon approval.
Our screening guidelines include credit history, criminal history, income qualification, and rental/address qualification. For detailed qualifications, click here. We currently do participate in the voluntary Section 8 Voucher program. Applicants must have sufficient credit history.
If there is no credit history on the screening background, we will require a Last Month's Rent Deposit or a Guarantor if there is not another member in the household who has sufficient credit to satisfy the credit requirement. All applicants must income qualify. Household income (gross income) must equal 2.5x times the total monthly rent. Rent consists of: Monthly rent of apartment, rentable items (ex. garage, rent, storage rent), and pet rent.

Our community uses PooPrints, which is the first and largest commercial DNA Waste Management Program. Using a genetic database of dogs with DNA collected from cheek swabs, we are able to collect DNA from any unscooped pet waste and compare it to the database to identify who hasn't picked up after their pet. This helps to promote responsible ownership, protect the environment and expand pet access in our community.
Apartments - Residents are responsible for electricity, water, sewer, trash, and pest control. Costs are variable dependent on usage and/or bill back. Utility processing fee = $3.50 per month.
Townhomes - Residents are responsible for heat, electricity, water, sewer, trash, and pest control. Costs are variable dependent on usage and/or bill back. Utility processing fee = $3.50 per month.
Garages are available to rent for $50/month and residential permit parking lots.
